Large Family villa in Beautiful Grounds with Private Pool
Villa Venica is a large well equipped family 3200 sqft Provençal-style house set in the secure and private domain "La Lieutenante" near the charming hamlet of Puget Sur Argens. It is in an extremely private position with superb 44000 sqft garden. 8 minutes drive from the highway, 35 minutes from the glitz and glamour and beaches of Cannes, 55 minutes from St. Tropez and 44 minutes of Nice Airport. There are numerous beaches all along the coast about 15 minutes drive away Please note we undertook extensive renovations during 2023 which included kitchen, 8 bedrooms, 4 renovated bathrooms, new tiled floors and rewiring.

The house has spacious living areas and places for everyone to find a bit of peace and quiet if they wish. There are 8 (9 optional) bedrooms, two of which are en-suite so all guest sleeps very comfortably. The interior is fresh and cared for. Entering the hall on you right you go into the living room "TRAMONTO" (equiped with fireplace with insert), straight ahead is the kitchen (fully equipped with electric oven, electric hob, dishwasher, washing machine, large fridge with ice dispenser and Nespresso) . Doors from the living room lead out onto a large terrace near the pool with a barbeque and a table that comfortably seats 10/12. On ground floor you will find also a desk/bedroom with a double sofa bed (with a glass door lead out the front terrace) and another double bedroom with en-suite bathroom (with a large glass door lead out the pool) On the first floor you will find two bathrooms and three double bedrooms with queen bed. One bedroom lead out onto a large terrace with coline view and the others with a pool view balcony.
That's enjoyment, every day all over again! Enjoy that starts with breakfast on the terrace and continues with your large private pool.

Entering the hall on you left you go into the hallway "ALBA", straight ahead is the kitchen ( fully equipped kitchen with electric oven, gas hob, dishwasher, 515 liters large fridge and Nespresso coffee machine) and the living room (equiped with open fireplace). Doors from the kitchen and living room lead out onto a large shaded terrace near the pool with a wood-fired pizza oven and a table that comfortably seats 8/10. On the same floor you will find also a double bedroom with en-suite bathroom (with a large glass door lead out a private terrace on the front), one bathroom (with bath and separate shower and washing machine) and two other double bedrooms. All rooms are equipped with ceramic stone dry inertia electric heater. There is a modern WIFI6 wireless connection connected to the internet via Orange but this service is not guaranteed due to the vagaries of France Telecom... The mobile phone reception is poor but available in certain areas of the house although it is possible to connect your mobile phone to the house wi-fi.
OUTSIDE DETAILS
The property is defenitely one for sun lovers; both the villa and swimming pool face due south. The 17 by 33 feet swimming pool has a beach entry that give a natural look. A swimming pool alarm is installed. For safety reasons, please, always keep a close eye on children when they bathe or play around the swimming pool.The swimming-pool is cleaned and maintained weekly. Plus there is also a Jacuzzi Hot Tub with in a covered room for use whatever the weather! There are several terraces boasting luxury garden furniture. Naturally the outdoor area provides space for a delicious barbecue, play table tennis together, foosball or other activities. There is a kids outdoor play area and a large Petanque court under the trees for a nice game of jeu-de-boules Yours cars (up to 6) can be parked on the private property. This detached villa has plenty of space both inside and out.

The property is in an ideal location, close enough to the beaches but concealed in woodland in perfect solitude. The facilities in the house, in particular the kitchen and bedrooms/bathrooms, were very good and the swimming pool was a wonderful location to cool off on hot days. This truly is a home from home with everything you could ever need.
